Borrowers of the credits are adult customers who legally reside in the Republic of Lithuania on a permanent or temporal basis, and earn reasonable and regular income
Purposes and maturities of loans:
- Housing purchase:
- a dwelling house with a land plot and outside facilities or without them - max maturity of 40 years;
- a flat - max maturity of 40 years;
- a garden house with a land plot and outside facilities or without them - max maturity of 40 years.
- Housing construction or reconstruction:
- a dwelling house with outside facilities or without them - max maturity of 40 years;
- a flat - max maturity of 40 years;
- a garden house with outside facilities or without them - max maturity of 40 years.
- Housing construction (reconstruction) or finishing:
- a dwelling house with outside facilities or without them - max maturity of 25 years;
- a flat - max maturity of 25 years;
- a garden house with outside facilities or without them - max maturity of 25 years.
- Land plot purchasing and dwelling/garden house construction - max maturity of 40 years.
- The maturity of the Credits for purchase, reconstruction or repairs of flats on the blocks of flats shall be calculated according to the following formula: years of housing + credit maturity should be no more than 50 years.
Currency of loans:
- LTL;
- USD;
- EUR.
Loan repayment and interest payment:
- Repayment of the credits shall start no later than after two years from the signing day of the credit agreement and they shall be repaid by monthly installments with interest thereon on the last day of the month based on the line or annuity methods. If the term for repayment of the total credit or part thereof is a public holiday or a non-business day the last business day preceding that public holiday or non-business day shall be considered the day of term expiry;
- Fixed or floating annual interest rates shall be determined on the credits;
- Repayment of the credits and payment of interest thereon based on the line method for repayment of credits and payment of interest thereon:
- repayment of the credits shall start no later than after two years from the signing day of the credit agreement by equal monthly installments;
- interest shall be paid on a monthly basis;
- Repayment of the credits and payment of interest thereon based on the annuity method for repayment of credits and payment of interest thereon:
- repayment of credits starts no later than from the next month following the date of drawdown of the total credit, but not later than after two years from the signing day of the credit agreement;
- the credits shall be repaid and interest thereon shall be paid by equal installments at least monthly, where an installment means an amount of the credit repayable and interest payable on a monthly basis.
Security for loans:
- Pledge on property:
- dwelling houses with outside facilities and land plots;
- flats and land plots, if such are formed;
- garden houses with outside facilities and land plots;
- Other security
Maximum exposure for loans cannot exceed:
- 80 per cent of the market value or purchase value, whichever is lower, of flats and (or) finished dwelling houses with outside facilities and land plots of max 10-year construction before Credit approval provided that they are in Vilnius, Kaunas or Klaipėda as well as in the Old Town of these cities and Žvėrynas and Naujamiestis districts (up to Kauno str., Šopeno str., Seinų str.) of Vilnius - irrespective of the years of the property being pledged;
- up to 80 per cent when repayment of the credit is secured by insurance of UAB Būsto Paskolų Draudimas;
- up to 75 per cent of the market value or purchase value, whichever is lower, of flats and (or) finished dwelling houses/garden houses with outside facilities and land plots of more than 10-year construction before Credit approval;
- up to 75 per cent of the market value or purchase value, whichever is lower, of flats and (or) dwelling/garden houses with outside facilities and land plots which are being constructed and land plots where construction takes place provided that they are in Vilnius, Kaunas, Klaipėda, Vilnius, Kaunas, Klaipėda regions and Palanga, Neringa, Trakai, Druskininkai cities, including land plots which are being purchased;
- up to 70 per cent of the market value or purchase value, whichever is lower, of flats and (or) dwelling/garden houses with outside facilities and land plots which are being constructed and land plots where construction takes place in other places;
Other conditions:
- In case the credit is granted with a longer than two-year maturity the customer is recommended to arrange for life assurance and (or) accident assurance at an insurance company;
- In case the customer has a spouse, the latter is included in the credit agreement as a co-borrower (the solidary person);
- The customer is offered over the whole life of the credit agreement to transfer income earned by the customer from employment relations to the payment card account or bank account on a monthly basis, and the customer gives the Bank a written consent to debit all amounts payable to the Bank under the credit agreement from these accounts of the customer.
Documents to be submitted to the Bank:
- Loan application;
- Passports of a customer and its spouse and copies of the last two pages of these passports;
- Documents evidencing financial sources for timely repayment (state social insurance certificates, employer's certificate on income earned over the last 12 calendar months, etc.);
- Other unspecified documents that can be necessary for loan decision - taking.
